Pagosa Springs is a small mountain town in southwest Colorado, built around the world’s deepest geothermal spring and surrounded by the San Juan National Forest. It isn’t a resort city. One main street, a river running through the middle of it, and three million acres of forest at the edge of town.
We manage nearly 30 properties here — condos on the golf course, riverfront log homes, cabins in the pines, and lakefront homes in the Pagosa Lakes area. Every one is a real home belonging to an owner we work with directly, not a unit in a rental pool.
Where you’ll be staying
- Pagosa Lakes
- Condos and homes around the lakes, minutes from the golf course and Uptown shopping. The easiest base for families who want amenities close by.
- San Juan River Village
- Riverfront and forest homes northeast of town, and the closest we manage to Wolf Creek. Blue-ribbon trout water out the back door.
- Uptown Pagosa
- Near the shops, restaurants and medical center, about five minutes from historic downtown.
- Downtown
- Walking distance to the hot springs and the main street.
Cabins, condos, and riverfront homes
The portfolio covers the full range. Cabins in the pines for the classic Pagosa trip — wood heat, big decks, elk in the meadow at dawn. Golf-course and lakeside condos in Pagosa Lakes when you want easy: one key, no stairs to shovel, minutes from Uptown. Riverfront homes on the San Juan where the fishing starts in the backyard. And a handful of larger luxury homes that sleep eight or more for reunions and group ski trips — private hot tubs, views, and room to spread out.

Choosing your season
- Winter · December–March
- Wolf Creek gets Colorado’s deepest snowfall and sits 40 minutes from downtown. Hot tubs and holiday weeks book furthest ahead.
- Spring · April–May
- Runoff swells the San Juan. The quietest weeks of the year, and the cheapest.
- Summer · June–August
- Tubing, fishing, hiking. Our busiest season — homes with fenced yards and river access go first.
- Fall · September–November
- The aspens turn, the crowds thin, and the hot springs are at their best in cold air.
